Oswego Village Board set to vote on plans for proposed gas station and car wash



The Oswego Village Board Tuesday night will consider approving plans for a proposed gas station and convenience store and a special use permit for a car wash for the planned development at Orchard and Mill roads on the village’s west side.

The 10.81-acre site, currently vacant, is on the northeast corner of Orchard and Mill roads and is part of the Estates of Fox Chase residential development, village officials said in a report to trustees.

Some residents of the subdivision have objected to the proposal based on concerns about potential noise, traffic, lights and pollution from the operation of the proposed car wash.

The village’s Planning and Zoning Commission on March 7 reviewed the proposed car wash. Commissioners in a 6-3 vote recommended the proposal be denied.

The Oswego Village Board at its May 28 meeting granted the developer’s request that the vote be rescheduled to the June 11 meeting.

The developer of the proposed Gas N Wash is looking to subdivide the parcel into two lots, Oswego Development Services Director Rod Zenner said in his report to trustees.

One lot would consist of 5.62 acres at the southwest corner of the site for the proposed gas station, convenience store and car wash. The second lot would consist of 4.49 acres and be located to the east and north of the other lot. No users for this parcel have been identified, Zenner said.

The site plan shows an 8,065-square-foot main building containing the gas station and convenience store. The convenience store would contain up to two restaurant users with a drive-thru window on the north side of the building. Automotive fuel pumps would be located along the front of the main store with diesel pumps located to the rear. A proposed 4,900-square-foot car wash would be located along the north end of the lot.

Zenner said the petitioner revised the site plan in response to the Planning and Zoning Commission’s comments. The revisions include a buffer area between the car wash and townhomes to the north.
