Residential building to replace Williamsburg industrial site


A new residential project is on its way to Williamsburg.

Developer Jack Wolcowitz recently filed plans with the Department of Buildings for a building right by the Williamsburg Bridge at 111 S. Sixth St. that will stand 7 stories and 70 feet tall with 65 residential units. The development will span about 30,000 square feet and include 50 parking spots as well, according to the filing.

The site is currently home to a 1-story industrial property spanning about 3,000 square feet that has been owned by New York-based firm Chu & Son since the late 1980s, according to city records. Demolition permits for it have not been filed yet.

Wolcowitz did not respond to a request for comment by press time, and a representative for Chu & Son could not be reached.

Wolcowitz appears to be the COO at Hamilton Eastman, a Gowanus-based firm focused on real estate, medical and startup investments. He manages more than 1,100 apartments and has developed more than 500,000 square feet of real estate over the course of his career, according to his company biography. He started Hamilton Eastman in 2013 with CEO Joel Wertzberger, who recently purchased a Gowanus site with developers Allan Lebovits and Moishe Loketch at 125 Third St. for $29.5 million from Orange Management.

Wertzberger previously had a bigger project in mind for this stretch of South Sixth Street. He filed plans in April 2020 for a 26-story hotel and office building that would have spanned about 170,000 square feet with 242 rooms and stretched from 107 to 111 S. Sixth St., according to city records and reporting in Brownstoner. However, the project did not move forward.

The building at 107 S. Sixth St., a historic former theater, will now be converted into a 29-unit residential building that keeps its exterior intact, according to a Department of Buildings filing and Brownstoner.

Plans for new residential buildings have been fairly slow this year, according to data from the Real Estate Board of New York, although the housing package included in the state budget could help give them a boost.
